Manvel's Highway 6 Storefronts Keep Filing Permits. The First Saturday Never Needed One.

Drive Highway 6 through Manvel this month and you will pass three different retail centers in some stage of becoming something. Construction fencing at 18909 Highway 6. A Gyro Hut sign propped against glass that hasn't been washed yet on SH 288. A Lowe's parking lot that, at the start of this year, was still dirt. If you moved here in the last year, it is easy to read all of this as the story of Manvel: a town finally catching up to its own growth, one lease signing at a time.

That story is true. It is also not the one that fills a Manvel resident's actual Saturday.

The corridor is solving errands. It is not, yet, solving Saturday. That job already belongs to a church parking lot on Highway 6 and a city park a few miles east, and both have been running on a fixed schedule long before any of the new storefronts broke ground.

What's still paper on Highway 6

Start with the retail news, because it is real and worth tracking. Lowe's opened its 124,000-square-foot store at Manvel Town Center on January 22, replacing what used to be a drive to Pearland or Alvin for anything bigger than a hardware run. That one is done. You can walk in today.

Everything else announced since is closer to a permit filing than a ribbon cutting. In February, Mayor Dan Davis confirmed two new Hunington Properties-leased centers filling the gap between the H-E-B and the entrance to the Valencia community. Shops at Manvel, at Highway 6 and Wilson Drive, has signed WAH Coffee, Ronnie's Patties, and Wingbay, with two spaces still listed for lease. Shops at Bluewater, at the Valencia entrance, has signed Hawaiian Bros Island Grill, Hemma House, and Pressed and Polished Dry Cleaning.

Four Two Cafe, a family coffee shop and play space, filed a permit for a spot in that same Bluewater center back in the spring, with construction penciled to wrap by July and the owner telling a reporter in August that the space would be operational by the end of summer. Gyro Hut filed for a location at 21716 SH 288 on a similar timeline, with its own permit pointing to a late July build-out. Both windows have technically closed by now, which means either could be open by the time you read this, though neither has published a confirmed opening date. Houston Business Journal reported back in January that In-N-Out and Portillo's were in lease negotiations for space at Manvel Town Center. That is the most recent word on either. Negotiations are not leases, and leases are not openings.

None of this is a knock on the corridor. It is a note on tense. Announced, permitted, and open are three different verbs, and the gap between them on Highway 6 has consistently run months, not weeks.

What's already running, on a schedule you can circle in pen

Meanwhile, two things in Manvel operate on a calendar that has not slipped once this year.

ManvelMarket happens the first Saturday of every month, 10 a.m. to 2 p.m., in the Redeemer Church parking lot at 18218 Highway 6. It has run there consistently through the spring and summer, with more than 40 vendors selling handmade goods, baked treats, and produce alongside food trucks and a kids' activity table. The market is nonprofit, community-run, and the same distance from the retail construction as anything else on that stretch of road, which is the point: it did not wait for a shopping center to open before giving residents a reason to show up.

The city's second annual Fall Music Festival is confirmed for Saturday, October 24, at Croix Park. The inaugural festival, held there on October 18 last year, drew a free, family-friendly crowd for three live bands across the afternoon, a Beer and Wine Garden, more than 120 vendors at the Fall Market, and a kid zone with a rock climbing wall and a petting zoo. The city has not yet published this year's band lineup, but the date, the park, and the format are set. If the first year is any guide, expect the same three-act structure: live music from late morning into the evening, a market running the length of the day, and a kid zone busy enough that you will want a plan for where to meet if your group splits up.

The left column is a good reason to be optimistic about errands. The right column is the actual reason your neighbors already know what Saturday looks like.

The restaurants doing the work in the meantime

None of this means Manvel has been short on places to eat while the corridor fills in. The Burger Barn has built a following on its burgers alone. Manvel Seafood & Grill and Aki Sushi Asian Fusion cover the two cuisines residents most often drive out of town looking for elsewhere in the region, except here they do not have to. Honore's Cajun Cafe, with roots going back to a family recipe box and now a second location in Angleton, handles the craving for boudin and gumbo. Big Horn BBQ has built enough of a local reputation on brisket that it shows up on shortlists ahead of chains twice its size.

These are not new. They did not open because Lowe's did. They are the reason a Manvel resident's weeknight dinner question already has an answer that doesn't require getting on 288.

What this means for the rest of 2026

If your mental map of Manvel is built entirely around the Highway 6 corridor and what might open there next, you are tracking the slower half of the story. The corridor will keep filling in. Four Two Cafe and Gyro Hut are both past their own stated construction windows, so an opening announcement for either would not be a surprise this fall. In-N-Out and Portillo's have not said anything publicly since January, and even if a lease gets signed, expect a construction runway measured in seasons, not weeks, based on how the last few projects here have gone.

The faster half of the story is already fixed. Mark the first Saturday of October, November, and December for ManvelMarket at Redeemer Church. Mark October 24 for the Fall Music Festival at Croix Park. Between those two anchors and the restaurants already open on Highway 6, a Manvel resident has more of a Saturday than the construction fencing suggests.

The town is still building its errands. It already has its weekends.
